Steps to Choosing a Residential or Commercial Builder

Are you in the market for a builder for you new home? If so, then it’s important to be a careful shopper.

Step 1 – Start Your Search

Make a list of builders who build the type of home your looking for. In addition to resources like the newspaper, internet search and phone book, ask friends and relatives for recommendations. Ask what builders they have dealt with directly and for names of acquaintances who have recently had good experience with a builder.

Step 2 – Take a Look Around

The best way to find out about a builder is to visit homes they’ve built and talk with the owners. Ask builders on your list for the addresses of homes they’ve recently built. The more people you talk with the more accurate impression of a builder you’re likely to get. Here’s a list of questions you can ask:

  • Are you happy with the home?
  • Did the builder do what was promised and in a timely manner?
  • Would you buy from this builder again?

People will usually let you know if they are pleased their home and, if they aren’t they’ll usually want to tell you why!

At the very least take a look at the homes to see if they’re visually appealing and are quality built.

Step 3 – Shop Quality & Value

When looking around a home examine the quality of the workmanship and the features. Check the quality of the carpeting, trim work, cabinetry, and wall finishes. Ask questions, a lot of questions!

Also keep value in mind when shopping. But remember just because one home is less expensive than another one doesn’t always mean it’s a better value.

Step 4 – Ask Questions About Service

One very important question to ask a potential builder is what warranty will they be providing on your home? For example, C.A.T. Construction provides a one year warranty on all labor and material defects due to material defects and poor workmanship.

Some additional questions to ask your potential builder:

  • How long has the builder been in business?
  • Whom do we contact for customer service after the sale? Do requests have to be in writing?
  • What responsibility does the builder assume for the work of their subcontractos? Who will be responsible for correcting problems or defects on the major appliances?
  • Does the builder belong to any local builders associations or with the National Association of Home Builders?
  • Since home design, insulation, equipment, and landscaping can all affect a home’s energy efficiency, does the builder use and build with state-of-the-art energy features?
